Rezone near Station Park undecided

64 acres would be for residents, businesses
FARMINGTON -- More information is needed before city officials can make a decision on rezoning 64 acres of property near Station Park to a higher density.
The request for rezoning the land at 1180 W. Clark Lane was tabled by the city council after a discussion last week.
If approved, Spring Creek at Park Lane would be a mix of medium- and high-density residential, with some commercial development that would fit in with Station Park.
Developer Ron Martinez of America West Development LLC is asking to change the existing agricultural zone to match the transportation-oriented development zone of nearby Station Park.
Such a zone could give up to 18 housing units per acre compared to 16 units per acre granted the Garbett Homes development, another high-density development located near the freeway.
Mayor Scott Harbertson said concerns over more possible high-density housing prompted the city council to table the request from Martinez until the city has received more information and concrete plans on the housing portion of the development.
"Without seeing the quality or detail of the housing, we just didn't feel like we could give them the rezone and then wait and see what we get," Harbertson said Wednesday.
Harbertson also said environmental and transportation issues still need to be addressed, including the possible impact to wetlands looked at before the rezone could be approved.
"There was no information as to where wetlands are located and how they would be affected," he said.
The requested rezone does fit within the city's general master plan, but Harbertson said even though it's within the plan, officials want more information before a decision is made.
"The plan is a guideline. Nothing is set in stone," he said.
"We want some more information before anything becomes a reality there."
