West Layton stable considering selling property for townhouse/condo development

LAYTON -- Preserving a piece of the Old West in a growing urban city is more difficult than feuding with neighbors in removing it.

Arrowhead Stables, 897 S. Angel Street, is in the process of being marketed to be sold by Welch Agency, a real estate company. In its place is the possibility of some type of commercial business or townhouse and condo development.

The property, consisting of 6.33 acres, and such amenities as a club house and a 46-stall barn, is being sold for $1.25 million, said Steve Randall, owner and broker of Welch Realty.

The longtime Ogden firm has been hired by property owner Bill Katsanevas, of Fruit Heights, to sell the stables which closed its doors March 15.

Randall said attempts have been made to sell the stables since July of 2007, and because that has been unsuccessful, the property owners have asked his firm to search for other possible uses for the land currently zoned for medium density residential.

The agency has received some offers, Randall said, but they are not equal to the appraised market value of the property.

"The owner is saying, 'if we develop this in a different way, we can probably get our money back,' " he said.

However, those residents who live near the stables don't want the neighboring horse property to be traded for town houses.

"Folks living on Angel Street and Flint Street already have a hard time getting out of their driveways with the traffic," said Jo-Ann Bute, a 28-year resident of the area.
