Falling Buildings / Ogden Wal-Mart site is going on clearance

By Scott Schwebke

OGDEN -- More than 50 structures are slated for demolition starting this month, enabling construction of a Wal-Mart Supercenter at the northwest corner of 20th Street and Wall Avenue, city officials say.

It should take about three months to tear down the structures, said Richard McConkie, the city's deputy director of community and economic development.

Construction of the 143,000-square-foot Wal-Mart Supercenter should begin in April, and the store is expected to open in early 2010, McConkie said.

"We would have liked to see it open for the (2009) Christmas season, but that's not going to happen," he said.

In October, Gadi Leshem, a California developer, sold about 14 acres to Wal-Mart for the store.

The store will sell general merchandise and groceries, and its architecture is expected to complement nearby historic buildings in downtown Ogden.

It will also feature extensive landscaping, provide parking for 840 vehicles and incorporate green technologies such as skylights, state-of-the-art lighting, as well as high-efficiency heating, ventilation and air-conditioning.

Leshem, who could not be reached for comment, also is proposing a pedestrian-friendly development along the banks of the Ogden River to complement the Wal-Mart Supercenter.

The development, dubbed Riverwalk, would feature shops, restaurants and other establishments and would be undertaken by Leshem and several partners, Leshem spokesman Alex Auerbach said.

Riverwalk would be west of Wall Avenue and east of Gibson Avenue, adjacent to the Wal-Mart Supercenter, said Greg Montgomery, the city's planning manager.

The Ogden Planning Commission hasn't received site plans for Riverwalk, and it's unknown when construction of the development would begin, he said.

Leshem is awaiting state and federal permits to clean up a polluted two-mile section of the Ogden River that flows through the city before starting work on the Riverwalk development, Auerbach said.

Riverwalk would be separate from the Ogden Shores development -- which would include townhomes, apartments, lofts, shops and restaurants -- that Leshem plans to build as part of the Ogden River Project.

A time frame for starting and finishing Ogden Shores hasn't been determined, McConkie said.

Another Wal-Mart in Ogden is about as useful as a catflap in an elephant house.

Putting a Wal Mart in downtown Ogden is the most ridiculous idea!! Why doesn't the local gov just kick all the independent businesses out of downtown right now? Who needs uniqueness when Ogden can look like everywhere else? Seriously, stupidest idea ever!!! PLEASE MAKE IT STOP!!!!!!

So what freebies did Odgen City Council give
Walmart because they asked for them? Free Sewer connections. Other premits for free.
Did any other businesses receive these freebies?

You can be sure the crime rate will increase when this Walmart opens up.
It is a well known fact that any city that allows a Super Walmart to locate in their city , that the crime rate has increased tremendously. Ask any police department in any city that has a Super Walmart.

Super Walmarts bring nothing positive to any community.

You won't find this DVD for sale in Walmart.

To T:

you care about a football team (made up of kids you would no doubt find "undesirable" if you met them out of uniform) but you don't care about people with problems?

turn down the Rush, Hannity, Coulter et al and try to see that people are people. who are you to judge?

our economy is unforgiving, you might find yourself sliding into poverty. will you be so cavelier when you are forced onto the next bus leaving town?

look in the mirror - is the first word that comes to mind "crappy?" - because you seem to use that word a lot. why?

Ohhhh Noooo... The city is getting rid of a bunch of dilapidated, crappy, and ugly old buildings to put in a WalMart and everyone gets their panties in a twist! So, all you losers mean to tell me that what they have now is better than what a WalMart will be??? All of you are saying all these stupid things but I can guarantee you, beyond a shadow of a doubt, that every single one of you will shop there one it is completed. It is about time Ogden starts getting rid of these crappy buildings and put something in useful--something that will actually generate income for the city. Next thing they need to do is get rid of the Rescue Mission and St. Anns Center and ship all the lazy bums somewhere else. I love that Ogden is changing for the better...now all we have to do is get rid of some of the crappy people that live here. Go Wildcats!!!!
