Bike shop buys Ogden land

GDEN -- The Ogden Redevelopment Agency agreed Tuesday night to sell a pair of properties for about $595,000 to fund development of the long-awaited Ogden River Project and improvements to a parking garage and plaza at The Junction downtown complex under construction.

Specifically, the RDA, made up of the City Council, approved the sale of about an acre at the corner of Washington Boulevard and the proposed Park Boulevard to Bingham's Cyclery for $324,975.

The business, currently located at 3259 Washington Blvd., plans to construct a new bike shop on the property, becoming the first business to locate in the initial phase of the river project, Community and Economic Development Director Dave Harmer said.

Bingham's Cyclery plans to take advantage of the lot's proximity to the River Parkway and will rent bikes at the new shop, said Harmer.

The shop will also have space for several other tenants. Officials at Bingham's Cyclery could not be reached for comment regarding when construction on the building will begin.

Proceeds from the sale of the land would be used to help finance the development of the river project with approval from the RDA, Harmer said.

The entire three-phase river project will take in about 60 acres along the Ogden River from Washington Boulevard west to Wall Avenue.

Plans call for the project to include about 600 residential units, including apartments, town houses and lofts, as well as a walking trail, 2 acres of open space and about 155,000 square feet of commercial space for retail stores and restaurants.

Also Tuesday night, the RDA agreed to sell the Bloom Recycling Co. property, which consists of four parcels along Wall Avenue at 21st and 22nd Streets, to Salt Lake City-based Bootjack LLC. for $270,000.

The corporation has not disclosed its plans for the property, which is zoned for commercial use, Harmer said.

With approval from the RDA, profits from the sale would be used to help fund plaza and parking structure improvements at The Junction being built at the former city mall site downtown, he said.

A proposal to sell part of the Shupe-Williams Candy Co. property on Wall Avenue to Chianti Holding LLC, which owns Contempo Ceramic Tile Corp., for $268,142 was tabled by the RDA for a week.

RDA members delayed voting on the sale to determine if the Union Station Foundation could come up with money to purchase the parcel instead, Harmer said.

The property has been vacant since a March fire that destroyed the Shupe-Williams building.
