FARMINGTON -- A proposed development near Lagoon Amusement Park has cleared its last key hurdle.
The city council voted unanimously this week to grant final approval for the Grove at Farmington Creek subdivision at approximately 525 N. Main St. A 23-unit subdivision is outlined on a 9-acre site that borders Lagoon.
The final approval was granted after extensive discussion about potential parking limitations in the new development and the access for emergency vehicles in the area.
Narrow streets in the development will limit on-street parking, and officials argued whether to post signs about the parking limitation or whether to paint the curbing red.
The council voted to use the red paint to limit parking, after discussing other measures to ensure the parking restrictions are followed.
Years in the planning, the final details of the project came together quickly.
Earlier this month the council voted to amend the project's master plan and to grant preliminary plat approval until some setback issues were resolved.
Those issues were resolved before the final approval was granted, according to Glenn Symes, assistant city planner.
The project will be a gated community, with some lots bordering on Lagoon.
Originally the project was approved with 19 lots in 2007, but was revised this year when developers tried to expand its size to make it more economically feasible. Initially developers asked the planning commission to consider 28 lots, but later pared that to 23 lots.
The planning commission deliberated on the project at four separate meetings this year, before forwarding the matter to the council for approval.
NAI owns the property. Nate Shipp, an official with NAI, stressed officials have been working five years on the proposal and have taken into consideration issues with Lagoon, safety concerns for private roads and drainage questions on the southwestern corner of the property.
