Farr West OKs next phase of subdivision

FARR WEST - Council members approved Phase 5 of Miya Meadows at approximately 2450 W 2700 N.

Developer Jeff Hales said construction of the sidewalks there still needs to be discussed, but it will be part of the walking route for students attending the new Wahlquist Junior High School.

Layton project given a 1-year extension

LAYTON - A subdivision project at approximately 2597 E. Gentile St. has been given a one-year extension, in waiting for final approval, for the third straight year.

New subdivision in Layton granted approval

LAYTON - A proposed five-lot subdivision at approximately 2500 West and 850 North has been granted final approval approval by the city council.

Farmington council discusses drainage, approves subdivision

FARMINGTON — City officials have given the green light conceptually to a new seven-lot subdivision on the city’s south side.

The city council recently voted unanimously to approve a schematic plan for Phase 1 and Phase 2 of the Legacy Estates Subdivision, south of Glover Lane at 487 West.

New Bountiful subdivision given approval

BOUNTIFUL --A 12-lot subdivision on the city’s east side has been given the green light by the city council.

The council voted unanimously at a recent meeting to grant final plat approval to the Kensington Court Subdivision at approximately 640 East and 400 North.

Located in an R-4 zone, the project will be developed by Brighton Homes.

The site has already been cleared, including removal of an old home and some trees.

“This looks like a nice project to me. I think it’s going to add to the neighborhood and our community,” Mayor Joe Johnson said of the project.

Subdivision plans in Layton get final OK

LAYTON — City officials have given final approval to plans to develop phase 3 of the Estates at Mutton Hollow Subdivision, a project calling for 40 lots for single-family homes in the southeastern portion of the city.

In recent action, the council voted unanimously to grant final plat approval to phase 3. The project involves about 12.58 acres at approximately 1150 East and 250 South. Preliminary plans for the project were approved last September, and phase 1 and 2 are currently under construction.

The development area was annexed into the city last year.

Amendments made to West Point subdivision codes

The city council recently approved two amendments to the subdivision code.

The first change removed protection strips, allowing a developer to retain a one-foot holding strip against undeveloped property and later get reimbursed for road improvements along the property. In the past, protection strips have caused disputes between developers, land owners and the city, sometimes resulting in lawsuits.

Next phase of Farmington subdivision OK’d

City leaders have given final plat approval to phase four of a small subdivision project at approximately 423 West and 650 South.

At a recent meeting, the city council voted unanimously to approve another phase of the Miller Meadows subdivision. Phase four of the project involves 12 lots on 5.05 acres.

Overall, the schematic for the subdivision includes an outline for development on 117 lots.

Bybee Place warranty released by West Point council

The city council, on Feb. 21, unanimously voted to release the Bybee Place Subdivision developed by Craythorne Development from warranty.

Plain City subdivision gets final approval

Final acceptance of Four Mile Creek Estates was given unanimously by council members.

In other city business, a public hearing concerning the sensitive land use ordinance is scheduled for 7 p.m. March 15 during the regularly scheduled council meeting at City Hall, 4160 W 2200 North.

Farmington officials OK subdivision plat

City officials have given final approval to a three-unit subdivision project, located at approximately 275 East Tuscany Cove Drive.

In action taken recently, the city council approved a final plat for the Tuscany Cove Subdivision, phase two. The plat contains three lots on 1.37 acres located in a large residential zone with a football overlay (LRF).

As part of the plat approval, Rainey Homes asked for a waiver of open space comprised of .165 acres and will pay the city

a fee of $3,300 for that waiver.

Pleasant View council eases up on fees for small subdivisions

PLEASANT VIEW — This city wants to be more friendly to small subdivisions, Mayor Doug Clifford said, and in accordance approved an amendment to the consolidated fee schedule for subdivisions and special exceptions fees.

“We are seeing more small subdivisions in the city,” Clifford said. Smaller subdivisions are those with five or fewer lots.

“In recent years, more than not, development is occurring on small projects,” said Community Development Director Bruce Talbot. “Smaller (projects) don’t require a whole lot of review on our part. For some of them there is no dedication of roads, not anything we have to review in a strenuous way. We wanted to establish a separate fee for those. Our fees are not outrageous; they are in line with other communities.”

Plain City subdivision given final acceptance

Homestead subdivision was given final acceptance by council members.

Tom Miller, a partner in the subdivision, said everything has been done to comply with the city requirements other than paving work, which can’t be done until the weather warms.

Council members gave the final acceptance with the stipulation $8,000 be held in escrow until the paving work is completed.

Developer released from W. Point subdivision warranty

Tim Gooch, the developer for Lindon Estates Phase 2 Subdivision, requested to be released from warranty.

This subdivision is located at 1650 N. 4700 West.

The warranty period began on Oct. 6, 2009. This required an inspection of the improvements; and, that inspection was completed in the fall of 2010. The inspector found that the developer completed the list of items that needed to be repaired or replaced before the warranty period ended. The city council unanimously approved the request on Dec. 20.
